  You Control:

List Price: Together we'll agree on a listing price based on the current market. This involves constant analysis on my part and a strategy based on your goals.

Condition: The current condition of your home is completely in your control. I will help prepare your home so that it appeals to the largest buyer pool.

Access: You control the access to your property. With our Supra EKey, buyer's agents have access to your property when you allow them. We also monitor who has entered and how long they visited. This prompts a feedback questionnaire where we gain instant insight.

  You CANNOT Control:

Market conditions: We only know the previous and current conditions of the market. The market is influenced by many variables including, but not limited to: current economy, lending rates, vacancy rates, employment rates and immigration.

The motivation of your competition: There could be a comparable property down the street but if they need to sell as soon as possible due to a job change in another city, their motivation will be very high and could then accept any offer for a quick sale. We cannot manage our expectations based on other people's actions.

Perception of Value to the buyer: "in the eye of the beholder". What pulls on the heart strings for one person could have little to no affect on someone else. For this reason, when we prepare your house, we carefully paint, stage and renovate (if necessary) to appeal to the largest target market. This will position us to generate the most amount of interest.
